What to look for when finding

The Buying Process
1. The best way to get started
is to be pre-approved for a mortgage and determine how much you want to spend,
not just how much the bank is willing to give you. The difference in what you
want and what the bank will give you has a lot to do with your comfort level.
You may only want to spend $300,000 but the bank will give you $400,000.
2. We usually take you out to see no more then six homes in a day. Any more than
that, they will start to look the same. This can be very overwhelming. We can
always schedule another day to see more homes. It is important to us that
you have the time you need in order to make the best decision. We know this is
not a decesion to be rushed, and want to make sure that you will be 100% satisfied
with what you have chosen.
3. Once you have found the house of your dreams within your price range, you’re
ready to make an offer. If you are unsure of what to offer, ask your agent to
help you. When you make an offer, you will be signing a “contract to purchase”
the home. All of our agents will walk you through and discuss with you the very
best options and terms of the purchase. At the same time you sign the "contract
to purchase", you will need to give a good faith deposit of about 5-10% of
the offer. That good faith deposit, also known as the earnest money deposit or
escrow funds, will be held in an escrow account until closing. If you have questions
throughout this process don't hesitate to talk to your agent about them. They
are here to answer any questions you may have. It is very important that you feel
comfortable and understand the process every step of the way.
4. Once we have negotiated the price and terms and the contract is fully executed,
the next step is to start the loan process and get all the required inspections
taken care of as soon as possible.
5. While waiting for the loan to process, we will help you find the insurance
that will best suit you and your new home.
6. Usually in 2 to 3 weeks we have a loan commitment and we’re ready for
the closing day.
7. The day before the closing we will do a walk through of the property with you
to be sure everything is the way it was the day you decided to buy it.
8. Finally you get to close on your new home! This is a very exciting day for
all of us. We want nothing more than to see you happy and totally satisfied with
your new purchase.
